Relocating an existing house is a becoming an increasingly popular, cost-effective method of making the first step onto the property ladder.  For others, it is a viable way of realising the quintessential Kiwi dream of owning a holiday home, away from home.

While no simple task, we make the process of a house relocations that much easier, assessing the relocatable home, the new section or property it will inhabit, and designing how the two will come together to create a beautiful home for our client. Structure, existing features, and the environment and layout of the new site are all taken into consideration when designing and planning a relocation.

REASONS WHY A HOUSE RELOCATION MAY BE A GREAT OPTION:

Cost-effectiveness

House relocations / relocatable homes are often less expensive than building a new home from scratch. With house relocations the dwelling already exists, has good bones, and upon relocation will meet the needs of the owners, with some final renovations and finishings. Likewise, relocatable homes are most often constructed in controlled environments, with cost-effective labour and material costs, and streamlined processes.

Speed

Building a new home can take months or even years, while relocatable homes can be constructed and delivered in a matter of weeks. This is because the construction process is simpler, and many parts of the home are prefabricated off-site. With a house relocation, the dwelling is already built, and just needs to be moved to its new home. There’s obviously still lots to manage in that process, but the process is typically faster.

Style & Sustainability

If you have a house that oozes character, it’s understandable that you’d want to relocate the home and upcycle that charm for future generations. These days it is increasingly difficult to build new with this same period styling, and if you do, it will be very expensive.  Furthermore, you can feel great that you have played your part on a sustainability front, in upcycling vs. building new, which has a much better carbon footprint.

Building a new home can be a stressful process, from finding a suitable site to managing the construction process. With a house relocation / relocatable home, much of the stress is eliminated because the process is simpler and more straightforward. Additionally, you can avoid the uncertainties that come with building materials increases and labour availability. Plus, we take care of lots of the details for you.

Initial Investigations

There is a lot to investigate and lock down before you can confidently commit to a house relocation. From initial site feasibility to ensure everything will fit, to detailed house and site suitability, we have you covered. We can then also support you through planning rule checks, geotechnical reports, pre-applications and pre-purchase checks. Finally, we undertake a full site measure, house measure and provide 'as-built' plans.

Site Investigations

Even with relocatable homes, there are lots of detailed site investigations that need to take place. This includes everything from topographical surveys, drainage system designs & CCTV, and bulk & locations. We will support you through all the planning checks, pre-application meetings, and wind & earthquake zone checks.

Concepts

We will help develop 'as-built' drawings based on our detailed site measure. These concept plans will be further refined and developed into a full set of design plans (which can be submitted for Resource Consent if required). It's at this stage that we will also prepare and present Feasibility Study reports which will also cover Sun Studies for your site. The devil really is in the detail here, but we'll take care of everything for you.

Consent Documents

The final stage of the process is the preparation of detailed Workings Drawings, ready for us to lodge for a Building Consent with the local Council. We track your consent while in Council and address any issues if they occur. We aim to get you an approved building consent as quickly as possible so you are ready to relocate your dwelling to site.
